Annual Dues
Dues are currently $370.00 per year. Included in dues is use of common areas such as the community beach, roads, the water systems and facilities and any other property currently owned by the Association, as well as any property later acquired by the Association.
June 1st to May 31st.
Write a letter to the Board of Directors that outlines a reasonable payment plan. Mail the letter to:

This should include any amounts owed the Association including dues, assessments, fines, interest, etc. Keep in mind that whatever payment plan you propose, the total amount due would have to be paid in full by May 31st of the current fiscal year. Once the Board of Directors approves your payment plan, you will be asked to sign a Promissory Note outlining the agreed-upon terms. As long as the terms of the payment plan are met, you will remain in good standing with the Association and can enjoy use of the Association’s common areas.
Members in good standing are members with no current Protective Covenant or other rule violations and those who are paid up to date in the payment of any amount due to the Association, unless a repayment agreement has been reached and is complied with.
Any member that has not paid in full all amounts due the Association unless they have an approved payment plan and signed Promissory Note that is being complied with and any member that is in violation of any Protective Covenant or other rule is considered to not be in good standing. What this means is that your voting rights are revoked and your beach rights and water rights will be terminated in accordance with our Dues Payment Guidelines.
Pay in full all amounts due the Association or obtain an approved payment plan from the Board of Directors and follow the payment plan. If your water has been turned off, you must also pay a $50.00 re-connection fee. If a lien has been placed on your property, you will also have to pay another $50.00 fee to have it released. Remedy any Protective Covenant or other rule violations.
Beach and Parking Lot
If the previous owners of your home have not passed their keys on to you, you can fill out the Beach Key Request Form on the website, print it and send it with a check made out to
Twanoh Falls Beach Club for $25.00 per key (limit of two keys per lot) to:

According to our Bylaws, a family member is defined as the spouses of members and their dependents who live with them. Guests are those whom a member invites to use the member’s property. Family members other than those defined above may be guests, depending on the circumstances. Guests of members may use the common areas only when accompanied by a member. Therefore, unless a member, member’s spouse or their dependent who lives with them accompanies guests on the beach property, these guests are not allowed access to the beach.
Homeowner Information Updates
You can fill out the Homeowner Information Update Form on the website and then hit “Submit”. This form will be submitted to TFBC’s Secretary and your changes will be updated. You can also email the TFBC Secretary directly with your changes.
You can fill out the Mailings Via Email Form on the website again or you can email the Website Director directly with your corrected email address.
Miscellaneous
Any member in good standing may propose an initiative. Signatures of at least 10% of the membership that are in good standing are required to put the initiative on the ballot for the Annual Membership Meeting. For complete details, read the Initiative Process on the website.

Absolutely no fireworks are allowed anywhere within the TFBC community or on the community beach at any time. Please see Resolution 2006-01 Fireworks Ban for complete information.
Yes, you do. According to our Bylaws, each member who leases or rents his or her Twanoh Falls Beach Club lot or lots must notify the Board of Directors of the tenancy, including names of any tenants and their addresses and telephone numbers. Each such member shall also confirm in writing to the Board that he or she understands that the member is personally responsible for the actions of any tenants with respect to all Twanoh Falls Beach Club rules and requirements. The member must fill out a Renter Registration Form on the website, print it out, initial and sign it where requested and mail it to:

Simply email the Website Director with what you would like posted. Your submission may be edited or not used if deemed inappropriate by the Website Director. You will be notified by email if your submission is not used.
Yes. You can fill out a Suggestion Form on the website and then hit “Submit”. This form will be submitted to the Website Director. If you would like your identity kept confidential, you can mark so on the form.
